If you manage a commercial property, the car park is probably the last thing on your maintenance schedule and the first thing your customers touch. Every visitor, delivery driver and member of staff crosses it before they reach your front door, and most of them form an impression of your business while they are still in their vehicle.
It is also the part of your site most likely to develop a liability problem quietly, over several seasons, while nobody is looking at it properly.
The good news is that surfaces rarely fail without warning. They give you two or three winters of increasingly obvious signals first. Recognising them early is the difference between a straightforward resurfacing job and a full reconstruction.
1. Potholes are appearing in the same places
A single pothole is a repair. Potholes that keep returning in the same spot are telling you something about what lies underneath.
Tarmac and asphalt surfaces sit on a compacted stone sub-base, which carries the weight of vehicles and spreads the load across the ground below. When water gets past the surface layer and reaches that sub-base, the material begins to move under traffic. Patch the hole and the surface will fail again in the same place within a season, because the problem was never the surface.
This is why pothole repair on a commercial site is worth assessing rather than simply filling. A competent contractor will tell you whether you are looking at localised damage or the early stage of a wider structural failure. The answer changes the scope of the work considerably.
2. Water is standing after rain
Puddles that sit for hours after the rain stops are not cosmetic. They are the single most reliable predictor of surface failure.
Standing water seeps into hairline cracks, freezes overnight, expands, and opens those cracks a fraction wider each time. Over a winter or two the process compounds. Once water reaches the base, the structure begins to move, and movement shows up on the surface as depressions, cracking and eventually potholes.
Drainage problems on a car park usually come down to one of three things: insufficient fall across the surface, blocked or inadequate gullies, or a surface that has settled unevenly since it was laid. All three are fixable, but they need addressing as part of the resurfacing work rather than afterwards.
Any property close to a river, harbour or low-lying ground deals with this more acutely. Across Dorset and Hampshire, sites near the coast and the river valleys tend to need more attention to falls and drainage than those further inland.
3. The bay markings have faded
Faded lines look like a small problem, and they have a disproportionate effect on how a car park actually functions.
When drivers cannot see the bays clearly, they park inconsistently. Vehicles drift wider than the bay allows, aisles narrow, and a car park designed for a certain number of spaces starts delivering noticeably fewer. On sites where parking is already tight, this shows up as complaints long before anyone connects it to the markings.
Car park line marking is normally the final stage of a resurfacing project, and it is worth treating as part of the design rather than an afterthought. Bay sizes, aisle widths, accessible spaces, electric vehicle bays and directional markings all affect how efficiently the space works. Thermoplastic markings offer better durability than paint on surfaces that take heavy use.
4. The edges are breaking away
Look at the perimeter of your car park, particularly where it meets soft ground, a verge or a kerb line.
Surfaces fail at the edges first, because that is where they are least supported. Without proper edge restraint, the material has nothing holding it in place laterally, so vehicles running over the boundary gradually push it outwards. You will see crumbling, loose aggregate and a ragged edge that creeps inwards year on year.
Kerbing and edge restraints exist precisely to prevent this, and retrofitting them during a resurfacing project is considerably more straightforward than dealing with the damage they would have prevented.
5. Your site has changed but the surface has not
This one gets missed most often.
Car parks are specified for a particular level of use. If your business has grown, taken on larger delivery vehicles, added a refuse collection point, or changed how traffic circulates around the site, the surface may now be carrying loads it was never built for.
Rutting along a consistent line, usually where lorries turn or brake, is the clearest sign. It indicates the build-up beneath is not deep enough for the weight now passing over it. Resurfacing alone will not solve that. Those areas need a specification suited to the traffic they actually carry, which may mean a deeper sub-base and a heavier-duty surface course in the affected zones rather than across the whole site.
Resurfacing or reconstruction?
The honest answer depends entirely on the condition of what lies beneath, and it cannot be determined from photographs.
Where the sub-base is sound and only the surface has aged, an overlay or resurfacing will restore the car park with far less disruption and cost than a rebuild. Where the base has failed, sunk, or is retaining water, resurfacing only conceals the problem for a season or two before the same failures reappear through the new surface.
This is the question a proper site survey answers. Any contractor who quotes for resurfacing without assessing the existing build-up is guessing, and it is usually the client who pays for that guess later.
Keeping the site open while work happens
Most commercial premises cannot simply close for a week, and they do not need to.
Larger car parks are routinely resurfaced in phases, with sections closed and reopened in sequence so that part of the site stays in use throughout. This is a planning question rather than a technical one, and it should be discussed at the survey stage when access routes, delivery times and peak periods can all be built into the programme.
Choosing a contractor
For commercial work, a few things are worth confirming before you appoint anyone.
Ask whether the groundwork, drainage, surfacing and marking are all carried out in-house or subcontracted out. A single accountable team is considerably easier to manage than three. Ask about accreditation, both for workmanship schemes and for the specific manufacturers whose products will be used. Ask about street works accreditation if any part of the job touches the public highway. And ask to see comparable sites, because commercial surfacing and domestic driveway work are genuinely different disciplines.

Act before the winter, not after it
Surface damage accelerates in cold weather. A crack that is manageable in October is frequently a pothole by March, because the freeze and thaw cycle does more damage in three months than traffic does in a year.
If your car park is showing two or more of the signs above, an assessment now will almost certainly cost less than an assessment in spring. Survey and quotation are normally provided free of charge by established contractors, so the only thing an early look costs you is the phone call.
